The Listing Pricing & Preparation Leader will ensure consistent and quality execution of all processes related to pricing and preparing listings. This person may personally perform much of the below as needed, but will also train, coach, and supervise the efforts of other Hunter Rowe associates and outside persons required to accomplish this role.

The key abilities for this role include reliability, analytical thinking, time management, summarizing thoughts in concise sentences, organizing, planning, high-level comfort level with excel & powerpoint, excellent communication skills, and ability to manage others. Skilled at decorating, home staging, matching colors, etc are good abilities to have but are not necessary for this role.

DETAILS:

  • Manage all requests submitted via client management system for pricing analysis; ensure that the process is being followed

  • Gather and collect information from the Sales Agent about each property, including visiting the property as needed

  • Establish the most accurate pricing strategy within time constraints set by Sales Agent, including potential improvements, with the goal of earning the seller the best net proceeds after all costs

  • Consult with the seller to educate them how to prepare their home for the market

  • Maintain contact with the seller throughout the improvement process to give them advice, and keep the Sales Agent and Client Service Manager informed about progress

  • Manage improvement projects for the seller at the seller’s request, including selecting vendors, obtaining estimates, and ensuring the quality completion of their work

  • Manage the costs of the above, and any Hunter Rowe or outside persons involved in helping to accomplish the above, to stay within budget

  • Stage the home once the improvements are completed and ensure photography is completed; Manage inventory of staging materials

  • Establish a reliable vendor list; track estimates and actual costs.

  • Make suggestions to improve current processes

  • Establish and manage a style guide to assist sellers with preparing their home

  • Monthly review of all firm listings and monitor sales activity to track status, days on market and progress towards offers/closing

  • A key part of the above will be measuring the effectiveness and accuracy of the efforts made by all parties, not only in adhering to our processes, and also the results of the processes, and aggressively improving the process
